    How long did the process take from deciding to buy the house until the exchange of contracts and the completion of refurbishment? Did you need any permits from the council for the refurbishment?

      typically this takes 2-3 months depending on speed of vendor, their solicitor, how quickly you can get your searches back, your survey done and if you need any lending yourself (ie a bridge). You dont need permits for a standard refurb on a freehold property - if it's leasehold, or indeed you are structurally moving things in the property such as walls, chimney breasts etc - then you will need to sign that off from the council.

    I do not think a modern boiler is going to last and be trouble free for 10 years let alone 20 years. Too many electronics in them now.

      Hard to say isnt it, but dont forget that many manufacturers offer 5 or 10 year guarantees, and builders know which brands are the best based on their experience. Overall, it's important to look at the bigger picture - house prices in south Wales are due to rise 26% over the next 5 years according to Saville's - issues like replacing your boiler sooner than expected are relatively small fry compared to where the real wealth is built if thats putting you off. hope that helps.

    its all about learning how a valuer thinks and works as adding value by merely buying cheap does not work as on principle valuers will consider it a cheap property you must change nature of property eg refurb, extend lease ect

    Why wouldn't you check out Wren? They are cheaper than wicks and have a better design service than DIY? quality is great aswell! 👍🏻

      Unfortunately all the Wren kitchens I've seen haven't been good quality, and/ or look cheap. Thats just from my personal experience. I've even found it sometimes with DIY kitchens too. In my personal opinion Howdens are probably the best suited for most projects!

    How much interest did you forgo on your deposit.... lets say 4% over the three year period. How much did you spend on ongoing maintenance ! How did you pay yourself monthly for the labour and management and how much set aside for the total refurbishment allowances at the end of renting, because the valuation you had was when the property was looking at its best... not after renters have not looked after it or the garden for a number of years... the longer you rent it... the more maintenance will cost as everything becomes more warn and old again... the reason I ask is because obviously this is a business, not a hobby, so you do not seem to be including everything when giving us your costings... but you do seem to be giving us everything imagined for your profits, which to me is a little disingenuous... because that's not how companies run profit and loss accounts.

    If you refurb yourself.. and self manage.... how do calculate the figure you should pay yourself for doing this.... EG if I have an isa...I invest but its virtually no management...I can still do my 50k a year job... So what would you pay yourself as a monthly income and how does this reflect in you ratios !

      Depends on your available time. If lots of time available, I would look at doing a combination of sourcing, flips and BRR properties. The buy refurbish refinance process will help you build up a portfolio and build cashflow. The sourcing and flips will help you replenish capital! 💪

Might be a silly question, I bought my place for 84k, and have around 61k left on the mortgage, does that mean I can take out 23k equity and if so could I use that money to make an overpayment on the same property, what would be the pros and cons of doing this?

    I'm a Financial Adviser and can say a few of the additional benefits of owning a property through a limited company. - Section 24 as you mentioned. - The property being outside of your estate is great for IHT planning. You can simply change the director in the future. - Pension contributions. Rental income earned in your own name is not relevant UK earnings. So if it's your only source of income your annual allowance would be £2,880. Whereas through a limited company pension contributions are not capped on the salary or dividends you take, so your annual allowance would be £60,000. Plus the pension contributions are an allowance expense, so can be a great way to reduce corporation tax and extract money from the company without paying income tax or dividends. - You are also able to plan your income more effectively. You may choose to leave profits withheld in the company and only take up to your personal allowance or up to £50,270 for example.

      A lot of accountants shy away from recommending pensions as an allowable expense. Not because they're against pensions, they know they're great. They shy away because it's not an area they can advise on and can't recommend specific pension providers or portfolios.

      correct, all bedroom doors and one kitchen door is fire door. they're not £400, but are more expensive than standard doors.

      Another thing to note. as a buy to let, this brings in maybe £900 per month. as a HMO it brings in £1,400 a month. even if doors cost £800 more, it's worth installing them just for the long term gains.

      it's all about the GDV., thats the most important factor - I need to get the highest valuation possible, so I can pull out as much money as possible. rule number one, have the best looking house on the street. The fact it's going to social housing banks me the highest rental yields. this way I get the best of both worlds.

      @@domever7899 the bottom line is you're comparing your house to others on the same street / immediate area. you need to point out straight away that your house is the best looking, best curb appeal if you want to have it valued higher. Render can be an overkill, I dont always do them, but the truth is other houses on the street were rendered and it cost me £3000 more to render than painting. I'll also own this property for a good 40 years+ so I know I want to finish it to the highest standard possible regardless of what tenants I have. wont always be social housing for 40 years.

      No, after experience and chatting to builders - we find that ewi is not that effective, and very cost ineffective. Instead, we put in new internal insulation and this made the property compliant for building control, and to help keep the house warm. Hope this helps

The narrow coridor in the utility: if that is less than 600mil you wont get the washing machine in there - no w/m is less than 59.5 wide and usually around 55 deep. Good luck with that . . . 4 separate rooms will perhaps mean 4 cars, neighbours might not be pleased with that - sorry to sound so negative 😮

      @@joline2730in terms of parking, hmos tend to have less cars than standard households - especially these tenants - so no issue. And what’s more, with the greatest respect, if planning was given what can the neighbour do? For washing machine we can build it in no issue.

    It's really Interesting, that a social housing association will rent it per room (hmo?) as they usually let their properties out to individuals, and families. Nicely secured for 6 years before you have even finished the works. Great job.

    I have been doing viewings after viewings for a quite long time and I can tell that I have never get a deal from agent. For 99% of the time they were unprofesional, don't know the answers for the simple questions regarding property condition. They usually call me with a property which was on the market for a long time and nobody want to buy it from price that they listed. Example: Renovated houses sold in area for 150k Renovations cost at the time circa 30k They asking price 145k They don't want to negotiate. They don't want to connect me with a vendor to talk about a price and I really can tell that agencies are total waste of time to work with. My questions is: How did you agreed a sale for 65k for a property worth 90k. The seller is stupid or is your relative. Other then that why he or she wants to bin it 25k profit so they can just wait for another buyer. I can understand situation where you are adding a value to a property and generate that profit somehow. But this case? It is really hard to believe.

      I've negotiated in the region of 25-30% off of nearly every property I've bought (except 2 houses). Please take this as constructive feedback - if you are not finding any agents that will help you / bring you properties, then you to look at what questions you are asking, what you are doing to build a relationship, and who you are speaking too. Whilst I will agree with you that a large percentage don't know answers to questions, can be difficult to work with, there are some awesome agents out there! Re direct to vendor communication. An estate agent is never going to facilitate that, because it cuts them out of the deal. If you want direct to vendor communication, then you need to be sending out letters, knocking on doors, running ads to find these type of people. The gentlemen that sold me his properties cheap wasn't stupid, and he certainly wasn't a relative... he was desperate to sell quickly and wanted to get out of property. Simple as that. For the same reason that people sell cars at WeBuyAnyCar for a discount, and the same reason that people pay the premium price of £4.70 for a Starbucks coffee instead of an instant coffee. People sell cheap for convenience and to remove pain/stress, and people pay a premium for convenience if it means getting a better product quickly. Its hard to believe if you've never done it, or seen it happen. But there is literally hundreds of investors like me out there buying cheap properties. Instead of questioning whether it happens, I'd recommend learning how to and putting more effort in. Hope that helps and thanks for watching! Justin

      Agreed, the quality of Mitch's houses was something else!
